As the old proverb goes, timing is everything. That often rings true in life, business and personal relationships, as well as everything in-between. It also has great meaning in real estate, especially when we’re talking about buying and selling.
Without a doubt, picking the right time to buy or sell your home has the potential to save you tens of thousands of dollars (and sometimes more).
So, when is the best time?
Seeing how different the two processes can be, I’ve decided to cover them separately. Which means you can expect a post that’s geared just around buying soon enough. Right now, I’ll exclusively discuss selling at the most opportune moment.
You’ve likely heard of a little something called the ‘seller’s market’, which alludes to there usually being less inventory for the many buyers to choose from, and more competition.
Obviously, this would be something very favourable for sellers. Plus, it’s been theorized that this time is usually when the weather is better as homes tend to show better in the spring and summer months. Furthermore, buyers also receive their tax refunds around that time of year, which can contribute to their down payment. And if they have kids, moving over school holidays would prove far less of a disruption than doing so during the school year.
It all seems to indicate spring being the consensus choice as the best time to sell your home, wouldn’t it?
Well, that isn’t necessarily the case.
The best time to sell is when there’s less competition and strong demand and that can be any time of the year. There may no longer be any, quote unquote, “best time to sell”. Instead, these days, it might come down to you and your agent following market trends as they unfold by the month, and then strike when the iron seems hottest — whenever that may be!
At this moment in Queensland, interest rates are at a historical low, housing stock is low and buyer demand is high, which means NOW IS THE TIME.
The trick is listing your home before others do … and the preparation process may take some time so it’s best to get the ball rolling sooner than later in order to ‘catch the market’.
